James Bouteris

James Bouteris is a licensed real estate agent and Asset Manager at X Commercial, operating across South Sydney, the Inner West, and surrounding commercial precincts. He joined X Commercial in April 2025, bringing a background that is genuinely uncommon in commercial property management: nearly 30 years of cross-sector experience spanning prior real estate agency ownership, senior commercial leasing, and large-scale infrastructure program delivery.

Before X Commercial, James ran The James Group Estate Agents and held a Senior Partner role at Bluechip Real Estate, before spending close to a decade as a Senior Project Manager at Ventia/Kordia delivering $150M+ in telecommunications infrastructure programs nationally. That commercial and construction lens is what he applies daily — to lease analysis, tenant negotiation, owner reporting, and dispute resolution.

At X Commercial, James manages a portfolio of commercial and retail properties across Balmain, Rozelle, Rosebery, Leichhardt, Drummoyne, and the broader South Sydney corridor.
